Leinkauf Cottage For Sale! $99,900


We are completing the remodel of a Craftsman Cottage in Leinkauf Historic District. 1553 Eslava is a popular single gabled front porch design. One block east of the popular McDonald Avenue neighborhood, the home is located three blocks south of Government St and more importantly (to some, me included) 5 min walk to Starbucks!

The one story home is roughly 1300 square feet, 2 bedrooms and one full bath. The kitchen is larger than you would expect for a home of this age and size. Original glass front hutch cabinetry is a feature not found in today's starter homes.

The remodel has taken place over the last three years. The results are fantastic. We kept vintage details where ever possible. Solid wood interior doors, skeleton key locks, crystal and brass door knobs. 9 over 1 prairie style leaded glass windows. Built-in corner china cabinet in the dining area is another historic feature that stands out in this home.

A previous owner framed in a back porch area to create a spacious inside laundry. They did fine work.

Its not too often that you can walk through a pre-1950's pier and beam home and not notice any sags in the floor. This home's foundation is solid.

Central Air and Heat has been installed. The home stays nice and cool during the hot summer months. But with a front porch the width of the house, I'm sure the new owners will be spending plenty of time relaxing out doors!

2500 Taylor Ave Renovation Complete!





My brother Tim just completed renovating his property at 2500 Taylor Ave. Wow. What a remarkable transformation. He did an amazing job! His focus was the kitchen. It was super small before. Only about a 8 x 8 area. Now it looks huge! He opened up a wall between the kitchen and dining area creating a much more functional and modern design.

The kitchen received new Hickory cabinetry, plumbing and light fixtures, counter tops, appliances flooring and of course paint. He choose a nice light color that really brightens up the home.








I had to convince him to keep the original dining light fixture. Im glad he listened! The light is perfect in keeping with the period of the home. He kept some other great details as well. Take a look at the refinished hard wood floors. Stan Browning of Browning floors once again did an amazing job.

The bathroom received a make over as well. Tim incorporated the existing window in the tub area by waterproofing it and privatizing the view with a little yankee know how. A custom built pedestal for the original wall mounted sink looks great.

This home has a lot to offer. If you like entertaining, this place would be great. A large back deck off the kitchen has plenty of space for a grill and a gathering of friends and family. The side sun porch is a perfect place to relax in the evenings and enjoy a beverage or two.

Tim you are a great craftsman. Another fantastic house.

60 Lee St - Renovating a Cottage in Old Dauphin Way

We began the renovation and restoration of a cottage we own on Lee St in Old Dauphin Way HD.  The house is located on a great street. Real quiet. Convenient to restaurants, coffee shops and grocery stores.  Walking to Starbucks on Government and Catherine takes all of 5 minutes.  I love where it is.

We began the restoration with removing the laminate flooring that was installed over the original pine wood floors.  I was thrilled to find the floors in such great shape.  Our flooring contractor, Stan Browning of Browning Floors, will be refinishing them to the spectacular finish he is so capable of producing.  But thats the last step in this restoration process, so lets get back to where we are and where we are headed.

The house is currently configured as a 3 Bedroom 1.5 bath.  It has a living room, dining room and laundry area in the half bath.  The kitchen is a large, galley style kitchen with great big windows over the sink area.  The opening from the dining room to the kitchen was small, so we expanded it to match the Dining and Living room opening.  It really makes the house much more open and inviting. 

My plans for the kitchen are to install lightly stained hickory cabinetry, granite tile counters, an apron front stainless sink and wall mounted kitchen faucet.  I've asked Stan Browning if it would be possible to restore the wood floors in the kitchen.  Im still waiting on an answer.  They look rough, but you never know what Stan is capable of! I have not decided if I will install a permanent island in the kitchen.  The room is wide enough, but I think a nice portable one would work just was well.

The half bath and laundry area is located behind the kitchen and adjacent to the third bedroom.  The current plan is to install a shower and frame in a stackable washer and dryer area.  But I am also kicking the idea around of changing the floor plan from a 3-2 to a 2-2 with an all new master suite and master bath. 

I need some input from you, my customer.  What would you prefer?
  A 2 bedroom with a new master suite and master bath, large closets or a 3 bedroom 2 bath without a dedicated master (and no large closets!).

I'll give you a few weeks to comment before proceeding to the next phase.
